On the Outside It is very important to make a good first impression on buyers! Sometimes buyers refuse to even look at a home if the “curb appeal” is not good! Before listing your home for sale, repaint your front door, dress up your porch with some flowers, a wreath, or some furniture. Clean up your flower beds and tidy up your landscaping. Remember, when your property is on the market, it is in competition with many other properties that are vying to get a buyer’s attention. Make sure your home looks sharp, and buyers will want to go inside! On the Inside The most important thing sellers need to do is conquer clutter and then clean,clean, clean! Go through all closets, cabinets, and storage areas. Sort items that you want to keep and items that you want to donate to charity or put in a yard sale. Pack up all “keepers”in file boxes or plastic tubs and store neatly in your garage. Buyers will think you are the most organized person around! And, on moving day, you’ll have less to move! Give kitchens and baths a thorough cleaning. Remove all junk from the counters and magnets and photos from the fridge! Buy a couple of fresh towels and rugs to give your rooms an updated appearance! If cabinets are worn and dingy, either repaint or restain them. New hardware and light fixtures go a long way towards the clean, contemporary look that buyers are after today! Light is very important! Open blinds, remove heavy drapes, and turn lights on for showings. Neutral colors sell…You may love your red dining room and chartreuse bathroom, but buyers won’t! Repaint in soft sandy beige or off-white! Make your home feel more spacious by removing big, bulky pieces of furniture. Less is more when your home is on the market. Fix anything that obviously needs it! That broken window, that unfinished baseboard, those dirty, cracked outlet covers…those things you don’t even notice anymore! I can assure you that buyers will notice and they may eliminate your property because they are afraid that there are many more problems that they can’t see! And, lastly, please keep pet litter boxes and food outside! Pets, too, when possible! You probably don’t even notice the odors anymore but buyers definitely will. Invest in a few plug in air fresheners for your home so that the only thing buyers smell is a good smell!
